To apply for an SME business loan in the UAE, your company needs a valid UAE trade licence, at least one year of trading, no change of shareholders in the last 12 months and a steady average monthly bank balance (AED 20,000 or more in our screening). Prepare the licence, MOA, 12 months of bank statements, four quarters of VAT returns and AECB reports (550+). The bank decides.

Who this is for (and who it is not for)
This guide is for owners of licensed UAE companies (mainland or freezone) that are already trading and need funding for the business, such as working capital, stock or trade expenses. My Eloah is a consultancy. We prepare your file and follow up, but we are not a lender and the bank makes the decision.
It is not the right route if:
- You need help with personal debt, a personal credit score, an outstanding personal balance or a credit card. Business loans are for companies, and we cannot help with personal borrowing.
- You do not yet hold a UAE trade licence. Without a licence, an enquiry cannot be eligible.
- The company is under one year old, counted from the first licence issue date. Build your trading history and come back.
- The company is a shell, or its activity is prohibited for lending.
- You are only browsing and are not ready to share documents. A loan file needs real company data.
Knowing this early saves you time. If you are unsure, send a short WhatsApp message with your licence activity and how long you have traded, and we will say honestly whether it is worth continuing.
The conditions banks look at first
Every bank sets its own policy, so treat the table below as the common starting point we screen against. It is not a promise that any bank will lend.
| Condition | What it means in practice |
|---|---|
| Company age | At least 1 year since the first trade licence was issued. |
| Shareholder stability | No change of shareholders in the last 12 months. |
| Average balance | An average monthly bank balance of at least AED 20,000. |
| Real operating business | Visible trading activity in the statements, not a dormant or shell company. |
| Credit history (AECB) | Credit reports for the company and every partner, with a score of 550 or above. |
| VAT record | VAT returns filed and consistent with the bank figures. |
The Al Etihad Credit Bureau (AECB) holds the credit data banks use. Check your own reports early so nothing surprises you later.
Documents to prepare: the starting set
For the first assessment you only need four things:
- Trade licence (current and valid).
- Memorandum of Association (MOA).
- Last 12 months of company bank statements.
- Four quarters of VAT returns (see the Federal Tax Authority for how VAT filing works).
You also obtain and confirm AECB reports for the company and each partner. If the file moves forward, the bank will ask for a KYC set, usually passports, visas, Emirates IDs, proof of address and supporting company documents.
Document quality rules that avoid delays
- Use clear colour copies. Blurry or black-and-white scans can be rejected.
- Passports need at least 6 months of validity.
- Emirates ID: front and back in one file, front first. A missing back page is a very common rejection.
- Bank statements should be bank-stamped, in one PDF in date order, with every month present. Screenshots and app exports are usually rejected.
- Documents not in Arabic or English need an official translation.
- Never send an expired, illegible or someone else’s document, and never edit a document’s content.
What lenders check inside your numbers
Most queries do not come from missing paperwork. They come from numbers that do not line up. Common weak points are:
- VAT returns that do not match bank credits. Declared sales and money received should tell the same story, allowing for VAT differences and timing.
- Thin or erratic balances. A low average balance, or large credits that leave straight away, raises questions.
- A recent shareholder change. It resets the stability clock.
- AECB issues. Overdue items on the company or a partner can end a file quickly.
- An unclear activity. If a licence says only “general trading”, be ready to describe the actual goods and buyers.
Never hide or misrepresent information to a bank. If there is a weakness, it is better to explain it truthfully and supply evidence.
Step-by-step: from first message to bank submission
- Send the starting documents (licence, MOA, 12 months of statements, four VAT quarters).
- We extract company, shareholder and signatory details and analyse 12 months of credits, debits, POS credits and average balances.
- We cross-check your VAT returns against the bank figures.
- We assess eligibility and classify the likely loan product. Once your documents are in, you usually hear back within a few hours.
- We match suitable banks, usually two or three, and estimate a possible amount and monthly instalment. These are estimates, not offers.
- You receive a consulting report with a checklist and remarks.
- We prepare a separate bank submission report for the lending bank, covering the company profile, statement analysis, VAT cross-check and your genuine strengths. It does not include our fee or our internal advice.
- The bank reviews and decides. If it raises compliance questions, we help you draft clear, factual replies.
Timelines depend on how complete your file is and on the bank’s own review, so no fixed date can be promised.
How My Eloah helps
My Eloah Business Hub is a banking-first UAE consultancy. For loans, we review your company’s statements and VAT figures, tell you honestly whether you fit, and prepare a clean file for the right banks. You will not be sent to the whole market, only to the banks that match your profile. Our fee is confirmed in writing before you commit, and any bank charges are paid directly to the bank. You can also meet us in person at Office 39, M Floor, City Gate Building, Port Saeed, Deira, Dubai. See our business loan service or read about SME financing options without collateral.
We prepare and submit your application; final approval is at the bank’s or authority’s discretion. We cannot guarantee approval, a loan amount, a rate or a timeline.

FAQs
How old must my company be to apply for an SME loan in the UAE?
In our screening, the company should be at least one year old, counted from the first trade licence issue date. There should also be no change of shareholders in the last 12 months. Individual banks may apply stricter rules.
What documents do I need first?
Start with your trade licence, MOA, the last 12 months of company bank statements and four quarters of VAT returns. You also need AECB credit reports for the company and every partner. The bank will request a KYC set later if the file proceeds.
What AECB score is needed for a business loan?
We look for 550 or above for the company and each partner. Banks apply their own policies, so a score at that level does not mean a loan will be approved.
Can I get a business loan if my company is a new start-up?
Usually not yet. A company under one year of trading from the first licence date does not meet the common minimum. Build trading and VAT history first, keep clean statements, and then apply.
Can My Eloah help with personal loans or credit card debt?
No. We advise licensed UAE companies on business financing only. We cannot help with personal debt, personal credit scores or credit card balances.
Does a loan enquiry mean I will be approved?
No. We assess your fit, prepare the file and follow up with the bank, but the bank alone decides.
